Uses common lending guidelines: housing up to 28% of gross monthly income, and all debts up to the limit you set. Lenders may approve more or less; a pre-approval gives your real number.

Assumes 2% buying closing costs, 6% selling costs, and 1% of the home's value per year for maintenance. The renter invests the down payment and any monthly savings. Income tax effects and the homestead exemption are not included, so the cost of owning is slightly overstated. Growth rates are assumptions, not predictions.

Do I need to sign an agreement before we tour homes?
Yes. Before touring, we sign a written buyer representation agreement. It spells out what I'll do for you, how long we work together, and how I'm paid, so everything is clear from the start.
Who pays my agent when I buy a new-construction home?
Many builders pay the buyer's agent, but terms vary by builder and by home. I confirm it in writing before you commit. One important detail: I need to be registered with the builder on your first visit, so bring me along or tell me before you go.
Doesn't the builder's sales rep already help me?
The sales rep works for the builder. I work for you: comparing incentives across builders, reviewing the contract, arranging independent inspections, and negotiating upgrades or closing costs.
What is the option period in a Texas contract?
For a negotiated fee, you get a set number of days to inspect the home and end the contract for any reason. It's the window for inspections and repair negotiations, so we plan it carefully.
How long does it take to close?
A financed purchase often closes in about 30 to 45 days after the contract is signed. Completed new-construction homes can sometimes close in about a month.
How can I lower my property taxes?
If the home is your primary residence, apply for a homestead exemption with your county appraisal district. You can also protest the appraised value each year. I'll show you how after closing.
How do you price a home when I sell?
From recent nearby sales, active competition, and current new-construction pricing and incentives, which often compete with resale homes here. You'll see the data behind the number.
